Property Inspection Insights – Issues to Avoid – Termite Barriers

At Brisbane Buyers’ Agency we’ve inspected thousands of properties. This means we know what we’re looking at and will find problems that people who don’t buy a house very often will miss.

Inspection issues to avoid

This termite barrier or lack of is not necessarily something to avoid but definitely something you need to be aware of before you buy. Termite barriers by design are meant to provide a physical barrier between their path from the ground to inside your home. This home has undergone a renovation at some point in its life whereby the under house storage space was enclosed with fibre cement sheeting. If done correctly, there should have been a continuous barrier installed where the chamfer boards meet the fibre cement sheeting and timber beam reducing the chance of termites making their way past unnoticed. You can see from the photographs that the barrier is only located over the concrete post and absent everywhere else. This provides termites the opportunity to build their mud pack between the timber and concrete posts which you can see in the second photograph. Now although this spot in the home is clearly visible, there were multiple locations which were not easily accessible and dark making a physical inspection challenging which would increase the risk of termite ingress.

I would not avoid this home based on this issue alone but I would certainly bring this to the attention of our buyers and advise them that they diligently need to inspect these areas of risk on a regular basis throughout the year by a professional pest inspector. Knowing this information before going to contract means that our buyers can decide whether they want to accept this responsibility ahead of time.
